Lander1 Property Management is a family-owned entity that rents small, single-family houses in Normal, Illinois. The houses are located just a few blocks from Uptown Normal, a vibrant area with restaurants, bars, quaint shops, and an Amtrak train station. Uptown Normal is also the site for the town's various festivals and special events. Public transportation and the Constitution Trail (a lengthy, public, walking/bicycle path) are nearby.
LEASE TERMS & POLICIES
- TERM - Lander1 Properties are rented for increments of one year.
- PET POLICY - We are pet friendly. As a benefit to the tenant, a one-time non-refundable pet fee is charged that covers the pet(s) for the full term of the lease instead of raising the rent each month for the life of the lease.
- TOWN ORDINANCES - The Town of Normal has, what is referred to as a '12 paw' ordinance which means only three pets are allowed in a property. The renting to more than two unrelated tenants is prohibited in this zoning district.
- SMOKE FREE RULES - Lander1 properties are smoke-free environments. Any smoking on the premises is limited to outside the structure.
- TENANT RESPONSIBILITIES -Tenants are responsible for all utilities, snow removal and lawn/landscape care.
THE APPLICATION PROCESS
To rent a Lander1 property, an application must be submitted which includes authorization for owner/manager to obtain a credit report and other verifications for each adult applicant and a nominal application fee to cover the cost of the credit report(s). The security deposit is always the same as the rent and is required with the application. This security deposit holds the property for the applicant. No other application will be considered at the same time. This security deposit will be returned promptly if the application is denied. Criteria for approval is very similar to lender approval to purchase property

OWNERSHIP/MANAGEMENT
Lander 1 Property Management is owned and operated by David Lander and Karen Stailey-Lander. Karen is a licensed Real Estate Managing Broker. It is important to note she does not represent tenants. She is working in her own best interests.
